What concrete, masonry, and waterproofing work do HOAs and condo associations need most?

Multi-unit properties fail in predictable places: below-grade walls that leak into finished lower levels, foundation cracks that widen every freeze, spalling brick and washed-out mortar joints on aging facades, and settled sidewalks and entry slabs that become trip hazards. We handle all of it in-house, from interior waterproofing and crack injection to masonry restoration and common-area concrete.

How do you run a project without disrupting residents?

Most of our repairs happen from the inside and cure in hours, with no excavation and nobody displaced. On multi-building work we sequence the buildings, keep walkways and entrances open, stage materials cleanly, and give the property manager the schedule up front so residents can be notified in advance.

What does the estimate and approval process look like for a board?

We walk the property with the manager or a board member, document conditions, and send a written, itemized estimate with scope, materials, and pricing that a board can review and vote on. We can answer questions in writing or attend a meeting. Any change in scope is documented before we proceed, never handled on a handshake.

How do you help boards budget and plan capital repairs?

We tell you plainly what needs attention now versus what can be scheduled over the next one to three budget cycles, so a board can plan reserves instead of reacting to emergencies. Sealing and crack sealing on a maintenance schedule cost a fraction of replacing a slab or facade that was left to fail.

Yes. We are MA HIC #203912, licensed and fully insured, in business since 1995, and based in Braintree, MA. We can provide a certificate of insurance naming the association or management company as needed.
